Q: What is Shell Construction?

A: Shell Construction is a proven working concept that builds the structure of a home for high volume production builders in three phases:

  1. Foundation and Slab - Monolithic or Stem Wall Construction and concrete
  2. Block and/or Poured in Place Concrete Walls - the phase in which all steel and lintels are pumped with concrete to provide additional strength and stability
  3. Framing - Installation of structural wood floor systems, setting of roof trusses, applying roof surface and providing rough carpentry for any additional bearing and interior walls

Q: Typically, how long does it take to complete the "shell" construction (from foundation through framing)?

A: It takes approximately 30-60 Days to complete the project, depending on the complexity of the home. Please note, the duration of a project depends on a number of trades working together to complete a project. Such trades include Grading, Plumbing, Electrical, and Mechanical.

Q: Do you only provide bids and accept contracts on "whole shell" construction, or will you work on just one phase of the shell construction?

A: In staying true to our business model and our core business, we only focus on the entire Shell projects. In order to provide adequate supervision on the job, we need to look at the entire shell project to justify the expense of the amount of supervision a community requires.

Q: Do you construct townhomes, condominiums and high-rises or do you only work on single residences?

A: Our main business is in the single family market, we are currently in the process of pursuing Townhome communities and have not ventured in the condominium or high-rise market.

Q: In what geographical areas will you accept work?

A: We are currently working in the Central Florida Market. We are looking to expand in the Tampa, Melbourne, Daytona, Palm Coast and Palm Bay Markets.

Q: Do you subcontract your labor workforce? If so, why?

A: Yes, our workforce is primarily made up from qualified subcontractors. Cost is the primary reason for working with subcontractors. Due to an ever-growing industry in Central Florida, it would be cost prohibitive to maintain a work force to handle the amount of work is being asked of us.

Q: Do you have client or bid request package?

A: Typically our clients provide us with detailed drawings for bid purposes. We send all drawings to our estimating department, a detailed take-off is established and then a price can be determined.

Q: Do you work for small builders?

A: It depends on the number of homes. In order to make a project financially feasible, we prefer to see a project size above 30 units.
